An overlay ceiling is a recognised repair method in Western Australian residential homes. It involves fixing metal battens through the existing ceiling and securely fastening them into the timber roof rafters. A new plasterboard ceiling is then installed to the metal battens, leaving the original ceiling in place.
This method is commonly used where ceilings have sagged or deteriorated and provides a cost-effective alternative to full ceiling removal. By retaining the existing ceiling, there is minimal disruption and reduced dust compared to a full pull-down. Where existing insulation is present above the original ceiling, it can generally remain undisturbed, subject to site conditions.
The approximately 24mm cavity created between the old and new ceiling may assist with thermal performance however, insulation performance will depend on the existing insulation and overall roof construction.
